FAQs

Q?

Why use a Realtor if I can walk into a condominium or home sales office?

A.

It seems simple enough to walk in and select your new condo, but are you prepared to read and understand the contracts, timeline, delivery of funds, your duties as the buyer, schedule a certified inspector? Do you plan to hire an attorney to walk you through potentially 50 pages of contracts and pay their fee? When you hire a Realtor to represent you Real Estate service are paid by the seller, not you. Having a Realtor will not change the price you pay for a condominium, the commission is built in. If you choose to not have representation the fee is absorbed back to the listing agent or property owner, not deducted from the sales price. If the developer chooses to have a Realtor represent them, shouldn’t you? A Realtor represents your best interests and when we represent a client we will fight for the very best deal, construction incentives and buyer centric terms possible. If the seller hires a Realtor, you need one too!

Q?

I’m new to Houston, can you help me find the right neighborhood?

A.

Yes, and that’s what we love to do! Our Realtors are high rise, loft and luxury property specialists and are Houston experts! We would love nothing more than to schedule home tours and a tour of the city! Our property tours are more like a Realtor-tour guide experience. We will point out places of interest based on your lifestyle. Shopping, dining, social, sports anything you are into we can find the neighborhood that will appeal to your unique personality.

Q?

Why should I hire a Realtor to lease a high rise, loft or luxury apartment?

A.

As a renter in a fast paced market it can be difficult to keep up with availability, pricing and specials that change daily. Not to mention Googling all day is exhausting! A Realtor will find listings that meet your criteria, deliver up to date listings and schedule appointments for you. Better yet, the Realtors at lofts-houston.com will meet you at your office or hotel, pick you up and escort you to the properties for showings. This allows you to focus on the neighborhoods, properties, and information given at each property. Relax, we’ll roll out the red carpet for you!

Q?

Will hiring a Realtor for a rental increase my rental rate?

A.

No, it will not. Realtors are paid by the listing brokers or owner if it is a private lease (condo, townhome, duplex) and from the marketing budget from larger community style apartments. Your rate and terms of a lease are not changed by using a Realtor, however your experience is sure to be a great one if you use our Realtors to represent you!

I’ve heard that Apartment Locators exclude low commission rentals from property lists, is that your practice at Highrise-Houston?

A.

NO! Sadly, that is true of many Apartment Locators. However we are Realtors and our goal is to find what is best for our clients. If we are privileged enough to have you as a client we guarantee to work for your best interest. If that means we don’t receive a commission on a rental, so be it. We hope to wow you with our service so that you will be a repeat client who will refer friends and family members.
